Las Vegas Home Remodeling Trends in 2022

The COVID-19 pandemic led to increased time at home, prompting homeowners to seek comfort through various means. The quarantine experience accelerated the pursuit of relaxation, work, entertainment, and space improvement, sparking a surge in Las Vegas home remodel projects.

During this time, home sales drastically increased in Clark County, NV. Although it was a great time for selling your home, buyers made it difficult to find another home. Some homeowners chose to stay in their homes and make them more livable while others started work on updating the homes they purchased.

It’s not surprising that home renovations will be on the rise well into 2022, considering all that has happened in 2021. Houzz reports that home renovation spending increased by 15% in the last year. What are the most popular projects among homeowners and why? A panel of experts was assembled to discuss and explain the top home remodeling trends for 2021 and going into 2022.

Modern, Multitasking Kitchens

According to Houzz’s senior economist, the kitchen is often the first project homeowners tackle when renovating their homes. She explains that while the median kitchen remodels spending has remained flat over the past three years it’s been fascinating to see the investment in large-scale renovations of large kitchens rise so much in the last year.

The cost of kitchen remodeling has been affected by a lack of labor and materials. We believe that the pandemic also played a part and made homeowners look for ways to maximize space. Kitchens have always been the command center of the house. They prepared more meals, became a new place for schooling, work, entertainment, and other activities.

Bathrooms Became Private Sanctuaries

The bathroom was second in popularity for remodeling projects in 2021. What does a bathroom renovation entail? A bathroom remodel includes replacing the cabinets or vanity, countertops, shower, bathtub, and toilet. The average cost of a master bathroom remodel has remained steady, but smaller bathroom projects have increased by 20% as homeowners strive to make their homes more efficient.

Lynn Schrage, Kohler’s manager of design services, is not surprised by this, given how much time they spend at home. She explains that the bathroom was often the only space where people could go to get away from their family and children. “The need for a place that offers relaxation and respite increased nearly overnight.” With travel plans canceled, there was a need to renovate and remodel bathrooms.

Open Floor Plans: Rising Popularity in Modern Homes

Formal entertaining is returning to the living room in 2022. Even though it is more casual, the space is still a great space for guests.

One suggestion we make to modernize the home is for homeowners to remove the carpets in the living room to make way for hard floorings such as wood, vinyl, or durable tile. Another recent trend is taking their basic store-bought entertainment center and replacing them with artful entertainment centers. This includes TVs that can be hung on walls, which eliminates large pieces of furniture.

Guest Bedrooms

Your guest bedroom should have more than a queen-size bed and side tables. Here at Kingdom Home, we want our clients to make their guest bedrooms feel like a vacation spot! These are some of our favorite guest bedroom trends from the past year.

  • You can add a mini-fridge or coffee bar to your guest room. For guests working remotely, a desk is provided. They will need somewhere to check their emails or have a Zoom call.

  • Create a unique wall treatment or special lighting. You can design for the destination by adding elements specific to your home’s geographical location, such as coastal, farmhouse, metropolitan, or southwest.

  • Incorporate storage into the design. Most guests will need a place to put their suitcase and hang up some clothes.

  • Add transitional pieces that go beyond the basics. Look for furniture that will look good in any room or can be used later if they want to change their guest bedroom back.

  • Remember to have fun with the design. There is really no right or wrong in the way you renovate your guest bedroom.

Having a bedroom for guests is not just about having somewhere to sleep, but providing convenience and making it feel like a home away from home. We hope this helps you create your dream guest bedroom that your visitors will love.

2022 Top Trends for Home Remodelers

Unique Lighting Fixtures, Make Your Home Shine!

Lighting has always been one of the most important parts of home décor. We all need light to see what we are working, cooking, or eating. The introduction of this pandemic forced people to close their curtains and limit lighting because they were afraid of drawing attention to themselves and their homes.

Today, lighting is becoming a big part of new designs and fixtures especially with the increase in popularity of open floor plans. We recommend overhead lighting to provide even illumination throughout your home. A material that we see gaining more popularity is glass, as it provides ambient light for larger spaces such as living rooms and dining areas.

Glass Chandeliers

Chandeliers have been around for centuries and are making a comeback in a big way. While they were once only seen informal dining rooms, they can now be found in all types of rooms, including the bedroom. Glass chandeliers provide a unique look that can’t be found with any other type of lighting.

If you are looking to add a chandelier to your home, we suggest choosing one that is made of glass. Not only will it provide a unique look, but it will also emit ambient light and make the room feel more open. If you already have a chandelier in your home, consider replacing it with a glass one to give your room a fresh look.

At Kingdom Home, we love helping homeowners create their dream home. If you would like more information on glass chandeliers or any other type of lighting, please don’t hesitate to contact us. We would be happy to help!

Master Bedroom Updates

The sixth most requested interior renovation is the master bedroom. It creates a retreat where you can recharge and relax. If you have a large house, then you might want to consider multiple bedrooms. This will allow each person in the household their own escape space.

Personalizing Your Space

When it comes down to personalizing your space, there are so many different ways to go about doing this. We recommend choosing a color palette that isn’t current, but something that will grow with you. Use your favorite color to paint the walls and furniture piece. A big part of personalization can be adding personality through artwork. There are so many different pieces of artwork available like landscape paintings or abstract art prints. The possibilities are endless!

You should also think about adding other features to make your room feel unique. This could be adding a statement chandelier, textured walls, or exotic furniture pieces to name a few. Creating your dream bedroom can be done with these easy steps and you should never settle for anything less than perfect!

Landscaping Investments

Exterior renovations are becoming more popular among homeowners. Sargsyan claims that outdoor projects have increased 6 percent in the past year. For 2021, the top two outdoor renovation projects are lawns and borders/outdoor beds. Fernando Wong, one of the judges of Clipped, a new HGTV gardening program on Discovery+, says that outdoor beds and borders can be a great way to define outdoor spaces. They also allow for flexibility in changing plants and flowers as needed.

He also notes that borders and outdoor beds can guide traffic and the eye through the space. An outdoor bed can be used to add color and texture that is easy to maintain, while decorative borders let you integrate natural materials like stones and wood.

Outdoor Living Increased in Popularity in 2021

Homeowners will spend 25 percent more on terraces, decks, and patios in 2022 than they did in 2021. Patios and terraces are becoming more popular for everything al fresco, from remote work to dining. Our clients are putting more emphasis on outdoor spaces and creating new outdoor experiences and rooms to enjoy and entertain, so we are seeing more of them prioritize adding patios and terraces to their outdoor renovations. These spaces can extend the flow from indoors to outdoors, and homeowners quickly realize that landscaping, furnishing, styling, and lighting can make a big difference in how they use their space every day.

You may be used to seeing porches and decks behind your home, but his clients are using space to add curb appeal and to create places to relax. Enclosed porches or decks can be a smart addition to your year-round entertainment. Styling these areas with natural flowers and plants brings the outside in while adding dimension and softness.

Using plants and flowers to bring in the outside is a great way to make your home more welcoming. When you’re able to relax on your patio with friends and family, it will be well worth the investment.
